What Smarty powers in Relio

Three APIs, one credential pair. Address verification, property enrichment, and reverse geocoding.

USPS Address Verification

Every address is validated against the USPS DPV database. Get match confidence codes, vacancy detection, CMRA (mail drop) flagging, and delivery point barcodes. Know whether an address is residential or commercial before you make the call.

Rooftop-Precision Geocoding

Coordinates aren't just ZIP-level guesses. Smarty returns precision levels from ZIP5 through Rooftop — so you know exactly how accurate each geocode is. Time zone, UTC offset, and DST status included.

Batch Verification

Verify up to 100 addresses in a single request. Imported a CSV of 500 contacts? Relio batches them through Smarty automatically — each address validated, geocoded, and standardized without manual intervention.

350+ Property Attributes

Go beyond the address. Smarty's enrichment API returns structural details, assessed and market values, ownership records, sale history, mortgage data, and lender information. One address lookup, hundreds of data points.

Reverse Geocoding

Drop a pin on the map, get the address. Reverse geocoding converts latitude/longitude coordinates into verified street addresses — useful for field work, map interactions, and location-based record creation.

Census & Geo-Reference Data

Enrich addresses with census block, census tract, county division, core-based statistical area (CBSA), and place data. Understand the demographic and geographic context of every property.

Every address, verified.

Free-text addresses are the silent data killer in CRE. "123 Main St" vs "123 Main Street" vs "123 Main St, Suite 200" — they all look different but might be the same property. Smarty's USPS DPV validation standardizes every address, catches invalid entries, flags vacancies, and detects commercial mail receiving agencies. You get a clean, standardized address with a confidence score — not a guess.

  • DPV match codes (Y/S/D/N) for delivery confidence
  • Vacancy and CMRA (mail drop) detection
  • Residential vs. commercial classification
  • Standardized components (street, city, state, ZIP+4)
  • Delivery point barcode for mail operations

Property intelligence at the address level.

An address is more than coordinates. Smarty's enrichment API turns a single address into a comprehensive property profile — 350+ attributes covering structural details (year built, sqft, bedrooms, construction type), financial data (assessed value, market value, tax amounts), ownership records (name, occupancy status, transfer dates), sale history, and full mortgage chains including lender details. All returned in a single API call.

  • Structural: sqft, bedrooms, bathrooms, year built, construction
  • Financial: assessed value, market value, tax amount
  • Ownership: name, type, occupancy, transfer history
  • Sale history: price, date, deed records
  • Mortgage: lender, rate, term, amount, due date

From coordinates to context.

Reverse geocoding is essential for map-first workflows. Click a point on Relio's map and Smarty converts the coordinates to a verified street address. But it goes further — the geo-reference enrichment layer adds census data: block, tract, county division, core-based statistical area, and place classification. Understand not just where a property is, but the demographic and economic context around it.

  • Lat/lng to verified street address
  • Distance measurement from input coordinates
  • Census block and tract identification
  • CBSA (metro area) classification
  • Place name, type, and accuracy

Bring Your Own Key

Connect your Smarty account with two fields.

1

Add Auth ID & Auth Token

Go to Workspace Settings → Integrations → Smarty. Enter your Smarty Auth ID and Auth Token — the secret key pair from your Smarty dashboard.

2

Automatic validation

Relio validates your credentials by running a test address lookup (1600 Amphitheatre Pkwy, Mountain View, CA). On success, both values are AES-256-GCM encrypted and stored together.

3

Start verifying & enriching

Address verification activates across all record creation flows. Property enrichment becomes available on every property record. Reverse geocoding enables map-click address lookups.

Geocode Precision Levels

Not all geocodes are equal. Smarty tells you exactly how precise each coordinate is.

RooftopBuilding-level accuracy
ParcelProperty parcel centroid
StreetInterpolated along street segment
ZIP9ZIP+4 centroid
ZIP8–ZIP5Progressively broader ZIP areas

DPV Match Codes

Delivery Point Validation tells you whether mail can actually be delivered to an address.

YConfirmed — primary and secondary match
SConfirmed — primary matches, secondary missing
DConfirmed — primary matches, secondary unconfirmed
NNot confirmed — address not found in DPV
